Park Avenue Gets the Green Light

After navigating questions from underwriting, Anthony and Anna get the news they’ve been waiting for: financing for the Park Avenue property is approved. Now the real work begins.

In Episode 3 of A Day in the Deal, the Gallos move from acquisition to execution, walking the property with contractors, planning structural and electrical work, selecting finishes, and preparing the home for demolition.

From Financing to Renovation

With Park Avenue officially moving forward, Anthony and Anna begin turning their renovation plans into reality.

The property, a former duplex being converted back into a single-family home, requires careful planning before construction can begin. From rebuilding porches and changing the kitchen layout to evaluating aging electrical systems, each decision has to balance the character of the home with the practical demands of a long-term rental.

An electrical walkthrough reveals one of the project’s first major surprises: the home’s old cloth wiring and lack of grounding mean a full rewire will likely be necessary.

Meanwhile, Anthony and Anna begin making design decisions for the bathrooms, focusing on timeless materials, reduced maintenance, and finishes that make sense for a property they intend to hold for the long term.

Then demolition begins.

Rather than simply tearing everything out, the team takes a targeted approach. Existing plaster that’s still in good condition is preserved where possible, while walls and openings are carefully identified for removal so plumbers, electricians, drywall crews, and other contractors can complete the next phases efficiently.

Demo Day at Park Avenue

Today is demo day. So, the first step to all of this is that I need to walk through with Juan and his crew to make sure that he knows which walls are coming out, all the measurements. And so,

we’re thinking through the doorways and openings and things like that. Again, it’s a renovation, so there’s a lot of nuances to what we’re doing. We have to make sure that the plaster walls that

we’re removing, it’s a little bit more work than drywall. So, we need to make sure that we’re very specific of which sections are being taken out. If we are taking out not enough,

we need to be cognizant that all the contractors that will come right after them, drywallers, plumbers, electricians, that it won’t be more difficult for them to do their work.

Managing Demo Costs & Safety

We talked through making sure that the water and the power is off so that they can work safely. And that’s that. So, we have a couple challenges with this project. We have an
